Design and Build Single Storey Rear Extension, Internal Refurbishment and Loft Conversion Construction Company Project North London - London. The scheme has delivered several new houses.
This design and build project required our full services of design, construction and finishing internally, externally and landscaping. The development consisted of multiple detached brick built houses sympathetically extended and refurbished with the benefit their own separate gardens and driveways.
The first step was site surveying by our architect which was followed by a proposal from the architect to the client. We worked closely with the client to amend the plans to their specific needs. Once planning permission had been obtained the next steps followed structural drawings, party walls agreements and building control services. CDM has been a vital part of pre-construction process.
The project involved a total strip out of internals including stripping off the plaster back to the brick. Then new fitting and installations of plastering, plumbing, electricals, new flooring, new doors and windows, new ceilings and underfloor heating, new kitchens, new bathrooms, joists, structural steels, rafters, roof tiles, brickwork, foundations, drainage, it was a total construction with everything inside the houses replaced with new.
The project also included a Single storey rear extension with new flat roof connected to existing property however the whole main roof was replaced too. Including the Glazing and Skylights supplied by us Lccl Construction.
To finish off the Project landscaping has been done to enhance the new house.

Material supply of all the items including building materials, kitchens, bathrooms, tiles, flooring, doors and windows.
Large sliding opening doors accommodating the kitchen with the island and two Velux to form opening in the flat roof. Kitchen has integrated units and extractor in the ceiling.
The bespoke kitchen supplied and installed in a contemporary neutral light finish. The extension involved structurals and N7 blocks to support a structurally sound build.
The ceilings have white warm LED spotlights from Lccl Construction suppliers with integrated speakers for entertainment.
The kitchen Island has a hardwearing quartz worktop with under storage units to maximise the space.
Medium Loft Conversion with Velux Windows, new bathroom and storage area for the Megaflow and Cylinder system for hot water allowing high hot water pressure in whole of the house at any point no matter how many taps are open.
This design and build project is fully certified and warrantied. The Gas and electric certificates are provided. Building Control certificate is provided and regulated on national standards. The building work is warrantied for 10 years.
After an evaluation has been carried out on the property the return on investment is 39% meaning the owners have had their design and build costs covered and made extra for themselves.
