Our clients contacted us wanting to add as much space as possible to their beautiful traditional Victorian era period home. We completed a full project brief together and identified that the priorities for the project were to add two additional rooms and also an extra bathroom. As the house had been built with an outrigger there was an opportunity the use the footprint of the house to its full capacity by designing an L-Shaped Loft Conversion.
Our clients had been dreaming of a design that was modern yet also in complete harmony with the lovely Period features that their home has. We achieved this by comprising a scheme that incorporated stunning modern glazing such as the bespoke angled window overlooking the garden and the generously sized skylight whilst choosing materials that are sympathetic to the look of the traditional stock brick property such as the choice of slate tile, a material that would typically have been used in rooftops at the time the house was built.
Architect Design of the L Shaped Loft Conversion By LCCL Construction
Here is the design scheme that we worked with our client closely to refine until they were completely satisfied with the external aesthetics and crucially that the internal layout was beneficial to their day to day needs.
One aspect of our designs that we always consider carefully and help to guide our clients on is the careful introduction of natural light and views into the new space. This has become a signature feature of our bespoke lofts and we are experienced at enhancing rooms with imaginative solutions. In the designs for this loft the client was really keen to have one of our signature oversized skylights that they had seen on one of our previous projects. Natural light has been proven to have many physical and mental health benefits so incorporating it into our designs successfully helps our clients to enjoy their new spaces everyday.
In an L-Shaped Loft Conversion glazing choices are particularly important as the dormer above the outrigger can be left dark if good design is not applied.
Once the architectural design was complete and the client was happy with the plans we submitted them to the local authority for the relevant approval. Once the lawful development certificate was issued our structural engineers visited the property to complete structural drawings and calculations. Party Wall matters were also resolved by us. We also dealt with completing a building control notice, after all these processes we were ready to start construction of the L-Shaped Loft.
Construction of the L Shaped Loft Conversion by LCCL Construction
The build of this L-Shaped Loft Conversion by LCCL Construction started with the installation of the scaffolding. The works have progressed at a good speed with everyone working productively on site and our experienced procurement team working hard to ensure that the right materials at the right time arrive on site and that waste materials are managed and carted away promptly. It's this high level of cohesive project management that keeps our sites running smoothly and enables our projects to be built expeditiously.
The below image shows the start of the project with materials arriving to build the L shaped loft conversion, including steels and timbers for framing out the main core of the build.
Here are some pictures of the construction process, starting with the removal of the main roof, the framing out of the first dormer, the removal of the outrigger dormer and framing out of the second dormer.
The process of removing the old roof has begun and the framing out of the first new dormer structure is underway as presented on the image below.
Here you can see where the bespoke glazing has been framed out ready for final measurements to be taken so that the individually made glazing can be constructed to fit the angular window and the stunning skylight that will look amazing whether it is day or night, come rain or sunshine.
Here our team are staring to work on the application of the roof coverings to make the new structure waterproof. The cheeks of the dormer will be expertly finished with slate tiles. and the rest of the framing process of the L Shaped loft conversion by LCCL Construction.
Here we can see the results of the slate roofing process taking shape on this beautifully constructed L shaped loft conversion designed and built by LCCL Construction.
Here we can see an internal view of the front of the L shaped loft conversion, the side that looks onto the street. The eaves will be used for storage with built in wardrobes and an en-suite bathroom. Velux windows have been installed by our team to add light to the front of the main dormer.
The front roof was replaced as part of this L shaped loft conversion project. Our experienced team carefully preserved all the period character features of the existing front roof and used slate tiles to finish it in a similar style to how the house would have originally been presented when it was built but with the addition of 3 Velux rooflights in a colour that compliments the overall look of the front of the property.
As the L shaped loft conversion build stages progress the new staircases are installed, now it is possible to really see the layout of the newly created rooms. The staircase installation is typically a big milestone for our clients as they are able to easily access their new loft rooms which is very exciting for them and they can start planning how best to use the layout and what new furnishings they would like to add.
