After meeting with the clients and assessing the requirements and specifications of the the job we provided the homeowners with an itemised estimate. The clients entrusted us to build them a new loft adding a large master bedroom and en-suite bathroom to their home to accommodate their growing family. Once being appointed we checked if there are all relevant documents ready for construction of the loft conversion. These documents include architecture drawings, most lofts are within the homeowers permitted development rights and to obtain the go ahead from the council takes a short while the actual application is little bit simpler but it is always good to have a lawful development certificate as than this legal document will protect you in case someone raises a concern, or the mortgage company or conveyancing lawyers request it at the point of sale or re-mortgage. Structural drawings were checked and staged payments determined from the specifications. Party Wall agreements were implemented with both the adjoining neighbours as it is a terraced house.
To protect the house from the elements as much as possible during the loft conversion project our scaffolders erected a temporary roof known as a tin hat out of scaffolding to protect the internal spaces from rain and wind whilst the property was without a roof. The client opted to keep the existing front roof in order to be cost efficient so the build involved taking the rear roof off and supporting the front roof to accommodate the loft conversion.
The loft conversion itself consists of a large master bedroom as presented on the above picture and a large wet shower room which is presented on images below as you continue to read.
New plumbing and electrics were installed to provide the loft with, heating, spotlights, sockets and switches, water for the bathroom suite and the waste pipe was extended in a continuation up the rear of the property, connecting to the original cast iron pipe which was servicing the house. The new bathroom was formed directly above the family bathroom on the first floor. A wall mounted vanity provides much needed storage and countertop space, with the addition of a shaving socket for convenience. A contemporary built in shower nook looks great and gives a handy place to keep shower gel, shampoo and conditioner to hand. A nook to store towels was also constructed above the radiator to give the feel of a hotel bathroom.

Large bathroom space to accommodate the loft en-suite, marble effect tiles, and wet shower with built in shower, taps and toilet, there is a large south facing window and tiles are on the floor and all the walls. Ambient LED lighting is provided via the mirror.
The stairs to the loft conversion, with a smart design it was achieved not to adversely affect the 3 bedrooms on the first floor and add the stairs directly above the existing ground floor stairs.
Many customers have this question regarding adding stairs, how would it look or whether there would be enough space to fit a new stairs to the loft without losing any space in the existing bedrooms. As shown in the image above it is usually possible to fit a new staircase without affecting the bedrooms. Above the staircase a new velux skylight has been installed to allow more light into the landing on the first floor and stairs to the loft conversion which is a really nice feature to have.
